CHARLESTOWN CENTRE

Charlestown is a mixed-use development in Dublin 11 comprising of 285 apartments with an 18,800 sq meter shopping centre with Dunnes Stores as the anchor tenant. Charlestown uses its own district heating system (DHS), which sources heat in the most environmentally aware manner possible. Central to this effort is the Energy Centre which generates heat and power for all of the customers on site using a high efficiency combined heat and power (CHP), a biomass boiler with locally sourced wood pellets and backup gas fired boilers. The pellets used are zero-rated for Kyoto Protocol carbon emissions, given it is recycled carbon from Irish timber.

Kaizen Energy are responsible for the day to day plant operation, equipment maintenance (Planned / Reactive), fuel procurement, customer and energy management, financial accounting and end user billing. We have also obtained a certificate from the Commission for Energy Regulation (CER) under the High Efficiency CHP Scheme introduced in 2012.




FORBES QUAY

Forbes Quay consists of 124 apartments and retail in Sir John Rogerson’s Quay, Dublin 2. Forbes Quay utilises a local district heating system for all heat and hot water requirements. Plant items include high efficiency gas boilers, hot water storage calorifiers, Siemens Building Management System (BMS), heating and hot water circulating pumps and an MBUS network connecting 248 Siemens heat meters. Kaizen Energy are responsible for the day to day plant operation, fuel procurement, customer management and end user billing.

TRIMBLESTON

Sorohan Builders have recently finished the first phase of Trimbleston Phase II which utilises a local district heating system that will eventually supply heat and hot water to 160 apartments. Kaizen took control of the system in January 2015 and have full operation, maintenance and customer billing responsibility. The system was carefully designed using Dachs Micro-CHPs with backup gas fired boilers. Each dwelling is fitted with a Danfoss heat station connected through an MBUS network for collection of metered data. Original System Design by Richard McElligott



CATHEDRAL COURT

Cathedral Court was designed with a district heating system to supply heat and hot water to 112 apartments and adjacent office buildings. Heat is generated through high efficiency gas fired boilers located in the basement and pumped around the local heat network. Each apartment is fitted with a Riccius & Sohn heat station. Kaizen have full operation, maintenance and billing responsibility.





SMOCK ALLEY

Smock Alley is a development located in Temple Bar, Dublin. The 54 apartments are supplied with heat and hot water through a local heat network. Originally the development was connected the Wood Quay district heating system. Kaizen Energy have designed, installed and commissioned a bespoke pre-paid energy and metering solution. New controls were installed into each apartment which communicate with a local Wi-Fi network controlled by Dublin City Council.
